All three will be a lump sum, none will be itemised, and the one you accept will grow by 20–30% before the roof is on. Not because anyone lied — because "₹1,700 per square foot" is a rate for the structure, and a house is not only its structure. The lift, the borewell, the compound wall, the interiors, the sanction fees and the eight months of interest on the loan are all real, all excluded from that rate, and all yours.

Notice the jump from Standard to Premium — a 53% increase for finishes, not for structure. The concrete, the steel and the labour are nearly identical in both. Almost everything above roughly ₹1,700 a square foot is finish, and finish is the part you can phase. Build the structure right the first time, because it is the part you cannot revisit; the marble can wait a year.
Labour rates, material transport and local practice move the base rate substantially.

The construction spread from Agra to Mumbai is about 1.55×. The land spread is nearly 14×. If you already own the plot, building in a metro is far less punishing than the headline suggests — and if you do not, the land is the decision and the construction rate is a detail.
Each additional floor costs less per square foot than the one below it. The foundation, the plinth, the sump, the septic tank and the main service runs are paid for once and carry the whole building.

This is the strongest argument for building the extra floor now rather than later. A second floor costs 0.90× today. Added five years later it costs the full rate plus inflation, plus the disruption of construction over an occupied house, plus a fresh set of approvals. If a rentable floor is anywhere in your plan, the cheapest time to build it is while the scaffolding is already standing.
These are the standard consumption ratios per square foot of built-up area. They are what you use to check whether a contractor's material bill is plausible — the most useful thing on this page if somebody is buying material on your behalf.

Steel and cement together are typically 25–30% of the structural cost, and they are the two line items where substitution is most tempting and most damaging. Unbranded TMT bars save a few rupees a kilo and cost you the building's design life. Save on tiles, never on steel.
This is where the 20–30% overrun comes from. Every one of these is a real cost and none of them is inside the rate.
The most expensive mistake in Indian home building is starting without a full budget. Money runs out at the finishing stage, and a half-finished house earns nothing, cannot be let, is hard to sell and deteriorates in the monsoon while you arrange more funds. Cost the whole thing — including interiors, approvals and contingency — before the foundation is dug.
The contractor quoted ₹1,700. The house cost ₹2,264 a square foot. Neither figure is dishonest — they are answers to different questions, and the gap is the entire subject of this page.
For standard-quality RCC construction, roughly ₹1,700 per square foot of built-up area before city adjustment — about ₹1,050 for budget finish and ₹2,600 for premium. Multiply by your city factor: 1.40× in Mumbai, 1.25× in Delhi NCR, 1.20× in Bengaluru, 0.90× in Agra. This covers structure and basic finishing, not land, approvals, compound wall or interiors.
Around ₹25–26 lakh for the ground floor structure at standard quality in a 1.0× city. A complete, habitable house — interiors, compound wall, borewell, approvals and a 10% contingency — typically lands nearer ₹35–40 lakh for a single floor and about ₹76 lakh for a G+1, excluding land.
Because the quoted rate covers structure and basic finishing only, while the project also needs approvals, a compound wall, water, interiors, and interest during construction. Add design changes mid-build and material price movement over eight to fourteen months and a 20–30% overrun is normal rather than exceptional. Budget the whole thing at the start and keep 10% aside.
Standard Indian RCC construction uses about 0.4 bags of cement, 4.5 kg of TMT steel, 8 bricks, 1.8 cubic feet of sand and 1.2 cubic feet of coarse aggregate per square foot of built-up area. For 1,500 sq ft that is roughly 600 bags of cement and 6,750 kg of steel. Use these to sanity-check any material bill.
If you already own the plot, building is usually cheaper per square foot and you control the specification. If you must buy land as well, a flat is often cheaper in a metro, because land dominates the total — the land rate spread across Indian cities is roughly 14× while the construction spread is about 1.55×. Building also costs you twelve to eighteen months and a great deal of supervision.
Now, almost always. Upper floors cost 0.85–0.95× of the ground floor rate because the foundation is already paid for. Built five years later you pay the full rate plus inflation, plus disruption to an occupied house, plus fresh approvals. If a rentable floor is in your plan at all, build it with the scaffolding already up.
A material-plus-labour contract at a fixed per-square-foot rate gives price certainty and hands quality control to the contractor. A labour-only contract, where you buy the material, usually costs 10–15% less and gives you control over specification — but only if you have the time to supervise and someone who knows what good work looks like. Without that supervision the saving evaporates.
Broadly: building plan sanction from the local authority, land use and title verification, development charges, water and electricity connections, and a completion or occupancy certificate at the end. Requirements differ by state and municipality — confirm locally before you begin, and budget both the fees and the time.
Carpet area is the usable floor inside the walls. Built-up adds the walls and balconies, typically 10–15% more. Super built-up adds a share of common areas and can be 25–35% above carpet. Construction rates are quoted on built-up area, so always confirm which one a quotation uses before comparing two of them.
Yes — a construction loan or composite loan disburses in stages against site progress, and you pay pre-EMI interest on the amount drawn until the final disbursal. Lenders usually fund up to 75–80% of the estimated construction cost and require sanctioned plans and clear title.
Twelve to eighteen months for a typical G+1 once approvals are in hand — foundation and plinth around two months, structure four to six, and finishing the longest and most variable stretch. The monsoon stops work; plan the foundation and slab around it.
AAC blocks are about 30% lighter, which reduces the structural steel required, and they insulate considerably better, which shows up on the electricity bill for the life of the building. They cost more per unit and need the correct adhesive and trained masons. For most new construction the trade is worth making.
